That took me about a month to change the entire outlook, and for a first timer, I guess it's not bad huh? And if things go as planned, it's going to give a cash on cash return (COCR) of 27.6% and 11.6% rental yield beginning from next month.

thanks for the comliments, i wouldn't say there's much creativity involved, it's a pretty plain and simple furnishing.

yeah, that's what i'm doing. the going-to-be tenant seems very decent and it's a she, so i'm hopeful that she keeps it clean. :)

thank you, though i have to add that the original tenant-to-be pulled out last minute, but a new one came in two weeks later, with higher rental and good thing is, she's an expatriate.
